With nearly a 23% surge in homes listed on the MLS®, buyers are spoiled for choice this season. But hold onto your hats, folks, because it's not just any market – it's a battleground of multiple offers and lightning-fast sales! 💥

According to the Greater Vancouver REALTORS® (GVR), residential sales in March 2024 hit 2,415, down 4.7% from last year but it doesn't feel like it. We're in the midst of multiple offer madness! 🤯 Homes that are priced right are flying off the market within a week. In my last offer presentation, we had 28 offers in hand, and the sold price went over $200,000! 💰

Newly listed properties shot up by 15.9% compared to last March. With 10,552 properties currently up for grabs, it's a buyer's dream come true. 🏠

But hey, in this competitive market, you need an aggressive realtor who knows how to navigate these waters. The sales-to-active listings ratio is at 23.8%, and it's survival of the fittest out there. 🦁

Even though the market isn't as scorching as last year, we're still seeing modest price gains of one to two per cent. But borrowing costs remain high, and inflation's doing its dance. 💃

The MLS® Home Price Index benchmark is at a cool $1,196,800, up 4.5% from last March. Detached home sales dipped by 5.4%, but prices are soaring at $2,007,900. Apartments are also in demand, with sales down 7.9%, but prices up 5.7% at $777,500. And don't forget about townhouses – sales are up 6.2%, and prices are climbing at $1,112,800. 💼

So buckle up, folks! It's a wild ride in Metro Vancouver's real estate market this spring. If you want to win big, you need to act fast and work with a pro who knows how to play the game. 🏆
